I am having fits here. Maybe somebody can explain this to me! I have rented points for VWL for April. My sister and her two boys have decided to come and stay at VWL also, I am so excited so DS will have some kids to be with. She has contacted DVC members and they cannot get availablity for VWL. However, when checking with CRO they have plenty of studios available. A DVC member said that they keep a portion of the rooms available for cash ressies and they can't be used for points. Excuse me, but were the villas at Wilderness Lodge not built for DVC? Why then do they keep some from DVC members and only release them on a cash basis? Is it always about money????

Hi, I'll try and explain. I'm a DVC member since 1997 and this is how I understand things to be.
Yes, VWL are a DVC resort but... UNTIL the points at this resort are completely sold out, the portion that has not been sold yet is what Disney makes available for rent with cash through CRO so that they are still making money on the unsold portion of the resort. So while there may not be availibilty to book with points through MS, there is still that portion that has not been sold yet available for rent by paying cash.
Meaning basically that the portion of the resort that is owned by the members is all booked up and the portion that hasn't been sold yet is what's available for cash ressies.

When we were in WDW in July, the only available resort to buy into through DVC was Beach Club. We were told that OKW, Boardwalk, VWL were all sold out. So I still am not understanding this.

Last I heard, OKW and BWV were completely sold out .
BCV's are available still no matter how many pts you'd like to buy because it's still so new and not as close to being sold out yet.
And there are still limited amounts of pts available at VWL and HHI resorts and I think VBR too.
But from what I've heard on VWL -- they aren't completely sold out yet, but only have limited amounts of pts left for sale. And if this is the case, that is how there could be studio's available for cash ressies and not ressies booked by members on pts.
However, if you were told by a DVC guide that VWL are completely sold out than perhaps what I've heard lately is not up to date info.
I've tried to explain this to you as I understand things to work but to be honest, it does get a little confusing for me too (as I am not an expert on the subject). The part I explained in my last post makes sense but I also know that even though OKW and BWV's are completely sold out, they do make available rooms for rent with cash there too. But it's suppossed to be only those rooms that members haven't booked. :confused:
Sorry if I haven't been as much help as I had hoped. I do know though that April is an extremely busy time of year for DVC members and many members book for that time of year at the 11month booking window so that they can get what they want booked. So the one thing I do know is that the members must have the size unit you are looking for - for that time of year- all booked up if you couldn't book with pts.
I'll ask over on the DVC board on the DIS boards and see if anyone knows about whether or not VWL are actually sold out and post back to you with my findings. They have a much bigger DVC board with members who are more knowlegeable than I am and now I'm really curious to know myself.

I knew there was more too it than what I understood, here is the post I put over on the other boards and the explainations I received. And apparently we were both right -- VWL are sold out but...they also have limited amounts of pts for add-on contracts to those who already own. Anyway, here is what I found out. Hope it helps some in understanding about this whole points vs. cash ressies subject.;)

Hi all.
I recently had someone ask me about this subject --
This person has rented pts from a member for a stay in April at the VWL and now has a few more family members who will be joining them. They had the member that they rented pts from check for availablility with MS and were told that they were all booked up but then called CRO and found that studios are available for cash ressies. They didn't understand how this could be.
I in turn tried to explain that the portion of the resort that was not sold out yet to members is made available for cash ressies. Are the VWL completely sold out yet? I thought last I had heard, that they were almost sold out but not completely, but this person is telling me that when they were there this past July, they were told by a DVC guide that VWL are indeed sold out.
I know I must be missing something somewhere because I know that OKW and BWV's are sold out but that they do give cash ressies for rooms not booked by members. But since they are trying for April, if WWL are sold out, and completely booked by members how is does it work that there would be rooms left for the cash ressies? Do they keep a certain percentage available for the cash ressies even when the resort is sold out?
I'm really curious to know now though -- is VWL completely sold out?
y'all are alot more knowledgeable than I am when it comes to the more complicated stuff so any insight would be greatly appreciated before I go back and explain this further and get it all wrong.

You already know that the inventory of rooms available for points is separate from the inventory available for cash. Rooms can get into the cash inventory several different ways.
In addition to the rooms that come from the portion of a resort that is not sold out, Disney retains a 4% ownership interest in every DVC resort. Those rooms are usually available for cash.
The largest number of rooms available for cash rental via CRO comes from DVC members who elect to use their points for a non-DVC resort option. For example, they decide to take a cruise on the DCL or stay at the GF. When they do that, the equivalent number of DVC rooms are transferred to CRO to rent for cash. The cash is used to pay for the non-DVC option.
Also, point inventory rooms that are not reserved by members more than 60 days ahead of time are often made available to CRO to rent for cash. Money from this is called breakage income and is use to offset a portion of DVC members' dues.

Forgot to answer your question about VWL.
The resort is indeed sold out for new memberships. However, there are reports that there are some points left in some use years that are available to existing DVC members for add on purchases.

We often get new members coming in and complaining about being 'wronged' in this manner. At first blush, one may think that there should be no situation where many months out dvc resort rooms would be available for cash and not points.
Simply, it is very possible and happens often that a DVC room is available for cash yet not for points.
Carol explained the reasons perfectly. I also agree that the largest source of these 'cash only' rooms is DVC members using their points for non-DVC things. Every point used like that has its value recovered by renting a DVC room for cash.

Here is another way that the ressies for points are all used up and the cash ressies are still available:
Folks who use their DVC points for other Disney Properties (such as Polynesian, Grand Floridian, et'c)--their DVC availability (ie their home resort) gets allocated into the cash ressie side. The only time I have ever heard of someone getting one of the cash slots on points was if the room hadn't been booked for a cash ressie within 24 hours and the person was on some sort of standby list.

Well at least that makes more sense to me! If members use their points elsewhere, obviously they free-up some of the DVC rooms for cash. Thanks, I am still bummed though. She can get beach club for the same dates and points. I told her too, then we can visit her there and she can visit us at VWL. It will all work out, I just didn't understand the cash availability at first. Thanks a bunch!

Some wonderful DVC member called and asked to put her on a waiting list yesterday for the studio at WL. DVC called the member today and gave her the room for my sister! You know magical things really can happen at WDW!
