We are now in a better financial position to purchase DVC :woohoo:
I have been looking at the various resale sites and it seems that we can get alot more points for our $14,000 (or whatever Disney's basic is) than we can if we go direct through Disney.
Two queries really. We have the room on a credit card to be able to purchase outright, do you think we should go for that option or do we go via disney and do it monthly possible pay off sooner than the original agreed time? This way the credit agreement doesn't show over here.
Secondly we don't mind where our home resort is as we will be wanting to stay at all of the during our DVC time and we always travel off peak so the 7 month window isn't a problem. So do we go for a low priced resale, i've seen some as low at $10,000 for 200 ish points at somewhere like Vero Beach or do we stick the Saratoga Springs??
Im really confused and could do with a little guidance from you experts.

When I asked a resale agent about credit card purchase they told me it was bank transfer only from the UK. There is also the matter of legal fees etc to be added to the sale and whether the price will be acceptable to Disney who have ROFR. We ended up going with a Disney resale at BWV when we recently purchased for several reasons - the most important of which for me was that I could deal with disney over the phone with my CC which was simple and earned me a shedload of virgin miles at the same time. Drawbacks - well maybe I paid a couple of dollars more a point than with an agent but I felt more comfortable dealing with DVC direct. Also my contract is shorter at BWV than Saratoga Springs but we wanted the 11 month booking window for an Epcot resort so chose our home accordingly. Does this help at all or have I made it worse :) ?

That does help Alec, thanks. I didnt know Disney did their own resales, thought it was just new ones for SSR. How did you go about the resale with them direct?

Sometimes you can find a nice juicy resale with lots of banked points which makes it pretty attractive.
There are plusses and minuses to each scenario.
Buying a resale:
Plusses:
Price is generally less.
You can negotiate terms.
Beach Club points seem to be more available through resale.
Sometimes you can find a contract with a lot of banked points!
Minuses:
You pay closing costs.
You may end up paying maint. fees for all the banked points (depending on what is negotiated).
You can not make a reservation using your new points until you have closed and your deed has been recorded.
You have to go through ROFR with Disney--Disney could snatch your contract from under you, if they don't think you are paying enough for the points.
Basically, I think if you have lots of patience and you are willing to wait for the right deal (and possibly go through the process a couple of times)--you could save yourself some money with a resale. I think if I were to buy more points at one of the sold out resorts, I would probably go with a resale.
Regarding Vero Beach: the initial price makes it seem very attractive, however VB has the highest maint. fees. Projecting this out over the life of the contract, the maint fees make it the most expensive property to own (and it becomes so within just a few years of ownership). I would only buy VB if that was the resort I loved and I wanted to stay there 90% of the time and I wasn't worried about a hurricane taking it our sometime in the future.

I just called DVC and asked them. They quoted me $89 a point for BWV; there were some banked points which we also had to pay proportionate fees for the year but were able to use the points.
I think the thing that swung us to Disney direct was the credit card thing - we got 30,000 miles for the transaction which gives us a companion seat in PE - for us this outweighed the saving in the points price.
I would get a quote from both though to see what works out best for you as you may be able to save quite a bit on a resale with the Timeshare store - they were very helpful when I contacted them for a price :)

Just to chime in a bit here. Always purchase where you most want to stay. It does matter as the available properties sell out. Once the particular DVC resort is sold out, it gets much trickier to book at the seven month window.
So, if you'd rather be at SSR than VB, buy at SSR. However, if you are looking for a luxurious beach stay more than WDW stay, buy at VB!

I don't have a particular choice of where I want to stay the most, if one resort wasn't available I would be more than happy to go somewhere else in the DVC World, as long as we are at Disney and staying in a DVC resort it wouldn't bother me.

Also buying from Disney you get the full 40 years where as a resale may be down to 35 years so price per point may not be as good as it first looks if you calculate cost per year.
